HM Land Registry

Land Registry, without leaving the matter.

Logging into one portal after another, then saving every download to the file, wastes time and invites mistakes. OpLegal connects to HM Land Registry's Business Gateway from inside each matter.

Find the title and order official copies

Find the title from the property's address, see which official copies are available, and order the register, title plan and documents referred to in the register. The fee is shown before you confirm, and the copies are filed in the matter's contract pack when they arrive.

Searches and checks

  • Official searches with priority (OS1 and OS2): the certificate is filed and the priority end date becomes a key date on the matter.
  • Bankruptcy searches (K16) of the buyers or borrowers, and land charges full searches (K15).
  • Registered owner checks, comparing your clients with the owners of the property, now and in the past: a seller who isn't the owner can be a sign of fraud.
  • Pending applications on a title, and the register as data where Land Registry provides it.

Your firm's own Land Registry account

OpLegal uses your firm's own Land Registry Business Gateway login, so fees are charged to your account as they are today. Results that arrive later, such as searches waiting for Land Registry, are collected and filed automatically.

Coming soon

Sending registration applications to Land Registry from OpLegal is coming soon.
